The Brand Name Does Not Sell Your House. The Person Does.

I’m going to say something that might bother somebody.

A big brokerage name does not automatically sell your house.

People do.

We have technology that can put a listing in front of more people than ever before. Your property can appear on real estate websites, social media, search results and phones all over the country.

Exposure matters.

Photography matters.

Video matters.

Marketing absolutely matters.

But eventually somebody still has to do the work.

What Happens After Your House Goes Live?

This is the part I think sellers sometimes overlook.

What is the strategy?

How was the house priced?

How is your agent communicating with other agents?

What happens when somebody gives feedback after a showing?

What happens when the inspection comes back?

What happens when an offer is lower than you wanted?

Does your agent know how to negotiate without turning the entire transaction into a fight?

Because if two people genuinely want to make a deal work, I believe there is usually a solution somewhere.

Sometimes that means price.

Sometimes it means closing costs.

Sometimes it means repairs, concessions, timing or terms.

You have to be willing to look for the solution.

Marketing Is a Resource, Not the Entire Job

You should market your house well.

I believe in professional photography. I believe in video. I believe in putting the property everywhere I can, getting additional eyes on it and using every resource available to me.

But posting a Reel is not a real estate strategy.

Marketing gets attention.

Then I still have to know what to do with that attention.

I have to answer the phone.

I have to communicate.

I have to follow up.

I have to understand the numbers.

I have to cooperate with the agent on the other side.

I have to tell you when something is not working.

And sometimes I have to tell you something you do not necessarily want to hear.

That is part of representation too.

Hire the Person You Trust to Work the Problem

When you are choosing an agent, of course you should look at experience, resources, marketing and results.

But also pay attention to the person.

Can you communicate with them?

Do they explain things to you?

Are they willing to be honest when the answer is not what you hoped it would be?

Do they have a strategy beyond putting your property online?

And most importantly, when something goes wrong, because real estate has a funny way of giving us something to solve, do you trust that person to stay in it with you?

That matters to me.

Your house is not another post on my page.

There are real people, real money and real plans attached to that address.

That is the part of REAL Estate I never want to forget.
